Franklin homes are taking longer to sell, even as prices edge up

The biggest shift in Franklin right now is time. Homes are taking much longer to sell. That means your list price and your timeline both need more thought than they did a year ago.

The Real Estate Data Aggregator counted a median of 140 days on market in ZIP 42134 for the three months ending July 31, 2026. That is 56 days longer than the same period a year before. Fifty-six days is nearly two more months of carrying costs, upkeep and uncertainty.

Rates are adding pressure from outside Franklin too. Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. Buyers are slower to commit when borrowing costs are this high.

To put Franklin in a wider frame: Realtor.com reported a median home price of $533,995 for the Nashville-Davidson-Murfreesboro-Franklin metro area as of September 30, 2026. Franklin's median sale price of $264,650 sits well below that metro figure, which may matter to buyers weighing their options.

The Real Estate Data Aggregator shows the median sale price in ZIP 42134 rose 3.7% to $264,650. That is good news for sellers on paper. But only 70 homes closed in those three months, down 25.5% from a year before. Fewer closings mean fewer data points to lean on when you price your home.

Supply is rising too. The Real Estate Data Aggregator counted 160 homes for sale, up 3.2% from a year before. At 7 months of supply, buyers have more choices. That gives them more reason to wait, or to push back on price.

Renting is not a simple escape either. Realtor.com reported that the median asking rent in the Nashville-Davidson-Murfreesboro-Franklin metro area was $1,486 in August 2026, down 2.9% from a year before. Rents are easing, which may keep some would-be buyers on the sidelines a little longer.

Most homes are selling close to list, but fewer are selling fast

The Real Estate Data Aggregator found that homes sold for 98.3% of list price on average. That is nearly full price, which is encouraging. But only 7.1% of homes sold above list, down 3.5 points from a year before. Bidding wars are rare right now in Franklin.

Just 13.5% of homes went under contract within two weeks of listing. That share is up a tiny 0.2 points from last year, per the Real Estate Data Aggregator. So a small number of well-priced homes do move quickly. The rest wait.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. Franklin sellers are not alone in feeling this pressure.

What this means if you are thinking about selling

New listings in ZIP 42134 fell 13.7% from a year before, per the Real Estate Data Aggregator, to 107 in the period. Fewer sellers are entering the market. That keeps prices from falling sharply. But the 89 pending sales, down 9.2% from a year before, show that demand is softer too.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Franklin's 3.7% gain is above that national pace. That is a small, honest bright spot worth knowing.

All of these numbers cover ZIP 42134 as a whole for the three months ending July 31, 2026. One street can read very differently from the whole ZIP code. A home on a quiet block with recent updates may move faster than the median. One that needs work may sit longer.
