More homes are sitting longer in part of Primary market
The one fact that changes what a seller should do right now: ZIP 42164 has 9.5 months of supply. That means buyers there have a lot of choices, and a home that is not priced well will sit.
For context, the National Association of Realtors put the U.S. at 4.9 months of supply, the highest level in over ten years. ZIP 42164 is nearly double that national figure.
ZIP 42164: homes are taking longer to sell
The Real Estate Data Aggregator counted 41 homes sold in ZIP 42164 in the three months ending July 31, 2026. That is down 26.8% from the same period a year ago.
Homes in ZIP 42164 sold for 96.8% of list price on average, according to the Real Estate Data Aggregator. That is down 0.6 points from a year ago. Sellers are giving a little more ground than they were.
Only 9.8% of homes sold above list price in ZIP 42164, the Real Estate Data Aggregator shows. That share dropped 6.3 points from a year ago. Not every home sold fast, and fewer sold above asking.
How other ZIP codes compare
Not every part of this market is the same story. ZIP 42103 had a median of 75 days on market. ZIP 42104 matched that at 75 days, and it was 20 days shorter than a year ago, per the Real Estate Data Aggregator.
ZIP 42171 stood out. The Real Estate Data Aggregator shows the median there dropped to 58 days, which is 40 days shorter than a year ago. Prices rose 4% to $270,200.
ZIP 42122 saw the biggest price jump. The Real Estate Data Aggregator put the median sale price at $540,000, up 16% from a year ago. Homes for sale there jumped 65.2%, so buyers have more to look at.

Rates are adding pressure for buyers everywhere
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. That is a real cost sitting on top of every home in this market.
Realtor.com reported that active listings nationally are up 6.3% from a year ago, the fastest pace in at least six months. More choices nationally, and more locally in ZIP 42164, means buyers can take their time.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Prices are still moving up nationally, even if slowly.
